BUYER’S AGENCY
When
representing a Buyer we work as an exclusive Buyer’s Agent.
Our job is to find the right property and provide you with the
level of information you need to make an informed purchase decision.
Our
geographic specialty is the St. Louis Central Corridor. This includes:
properties located in the St. Louis, University City, Clayton,
Brentwood, Ladue, Kirkwood, Webster Groves, Parkway and Rockwood
School Districts. Additional municipalities included in this area
are Richmond Heights, Olivette, Huntleigh, Frontenac, Glendale,
Des Peres, Town & Country, Chesterfield & Wildwood.
Our
market segment begins at approximately $500,000. Our average transaction
price is $1,400,000.
Our
objective as your agent is to

Give you a general overview of the market,
- Provide
you with a baseline of data that includes everything on the
market within a general criteria,

Narrow the criteria as you become familiar with the market and
eliminate properties, and
-
Ultimately identify a property to purchase.
During
the process we will e-mail you daily as properties come on the market
within your current criteria. We want you to have the opportunity
to see every potential property. We do not want to make any decisions
for you arbitrarily. We
will show you all properties listed by all agencies that fall
within your criteria. We will also be looking beyond the Multiple
Listing Service (MLS) for properties that are not currently on
the market.
Once
a property is identified we will, on your behalf and subject to
your direction, prepare the Sale Contract. When a contract is
accepted we will coordinate the building and environmental inspections,
title search and survey, and finally the closing of the sale.
We
are committed to providing you with all the statistical data,
as well as the benefit of our experience, that is necessary for
you to make an informed purchase decision.
Most
importantly we never lose sight that our role is to represent
you - but that the ultimate decision to purchase a property is
